Fill Every Desk. We Know the Math.
A space with empty desks bleeds cash and a full one thrives. Closing that gap is a marketing problem, and it is the one we have worked on with Work Spots since before the first door opened.
Built on real coworking space experience.
We co-own Work Spots Inc and built it from the name and logo to the booking app, taking it from $0 to $6K in monthly recurring revenue in a remote market with no competitors, no market research to lean on, and an industry most locals had never heard of, signing JP Morgan along the way. We understand the occupancy math that keeps you up at night because it is our math too, and the difference between a space that bleeds cash and one that thrives is not a better coffee machine.

It is marketing that reaches the right people with the right message at the right time.

What coworking space businesses tell us before we start.
Occupancy Below Breakeven
You built a good space and the desks are still empty. The problem is rarely the space. It is that qualified people nearby do not know it exists. We build the local search, ads, and referral engine that drives tours from the neighborhoods you can actually serve.
The Commodity Trap
Prospects see every space as a desk plus Wi-Fi, so price decides. We define what actually makes your space different and put it in front of people before the tour, so you stop discounting to win members.
Tours That Ghost
People book a tour, seem impressed, and vanish. Without a follow-up system the decision defaults to whichever space emailed last. We build nurture sequences for no-shows and toured-but-undecided prospects so warm interest stops leaking away.
Inventory Nobody Markets
Meeting rooms sit empty at 2pm, virtual office memberships go unpromoted, and event space earns nothing on weekends. Each is its own audience with its own search terms, and each deserves its own landing page and campaign.
A full marketing team, pointed at your industry.
The membership decision is made close to home, so we win the map pack and the near-me searches for your exact neighborhoods.
Explore Tour Funnel BuildoutBooking flow, reminders, and post-tour follow-up sequences that turn website visitors into tours and tours into signed members.
Explore Virtual Office CampaignsDedicated landing pages and ads for business-address and mail-service searches, a low-cost membership that regularly upgrades to a desk.
Explore Guest Wi-Fi CapturePortals that trade day-pass and event Wi-Fi access for an email address, the same build that earned an 80% opt-in rate at CoClubs.
Explore Member Referral SystemsStructured incentives and well-timed asks that turn your happiest members into a predictable source of new ones.
Explore Space Photography and Virtual ToursThe photos decide whether anyone books a tour, so we shoot the space the way members actually experience it.
Explore Meeting Room and Event PromotionSeparate campaigns for the rooms that sit empty off-peak, revenue most spaces never go after.
Explore Coworking Brand DevelopmentPositioning and identity that give a prospect a reason to choose you when three spaces in the neighborhood offer the same desk.
ExploreAn agency that actually gets your business.
A coworking client already in the portfolio
We designed and built for LF Cowork, so the work starts from a real space with real members instead of a category we read about.
Tours and memberships counted separately
A tour request and a signed membership are different events with different value. We set the tracking up so you can see which campaigns produce each one.
The building is part of the brand
We fabricate signage and print in house, so the window, the wayfinding and the site can carry the same identity without a third vendor in between.
Questions
& Answers
Local search and Google Business Profile work usually shows up in tour volume within 60 to 90 days, and paid ads can generate bookings in the first two weeks if the offer and landing page are right. Full-occupancy math depends on churn. If members leave as fast as they join, we work on retention and fit alongside acquisition, because filling a leaky space is expensive.
By being what they cannot be. Independent spaces win on owner involvement, flexibility, and real local community, so your marketing should show those things instead of imitating corporate polish. We position independents as the intentional alternative and put the owner and members on camera, proof a national brand cannot fake.
Usually, yes. Business-address and mail-service memberships cost almost nothing to serve, and searches like business address plus your city are specific and cheap to win. They also feed the desk pipeline. Someone who starts with a mailbox already knows your space when they outgrow the kitchen table. We give virtual office its own landing page and campaign rather than burying it on a pricing grid.
Show it instead of claiming it. Photograph real events, publish member spotlights that give your members exposure, and let the daily life of the space carry your social feed. If your community is thin, we will say so, and fix the programming before we amplify it, because marketing a hollow claim backfires on tours.
For most independent spaces, local search first. The searcher has already self-selected for location and intent, the leads keep arriving after the initial optimization, and rankings compound. Then we layer paid ads if you need desks filled fast, plus referral and email systems to keep them filled. The mix depends on your competition and how far below breakeven you are, so we sequence it against your runway, not a standard package.
Where we work
Our coworking work is where we operate: Work Spots in Florida, LF Cowork in Laramie. Both are small-market spaces catching the remote workers arriving in communities that never had flexible workspace before, and the playbook carries to the Front Range and any market where the desks are empty.
Plus remote collaboration with clients well beyond those three states.
